What is a PreListing Project?

PreListing Project: Organize, Minimize, Stage + Photograph


A PreListing Project is a consultation and detailed to-do list for sellers before they list their property.

  • HOME STAGE CONSULTING: 
    • We evaluate your property and provide a list of affordable projects for you to do yourself or outsource to a professional.
    • Goals: De-Clutter, De-Personalize, Organize, Make Repairs, Stage for Photos + Showings
    • The consulting takes 1 hour or more depending on the size of the property (see PRICING)
    • We will walk through your property: from the front curb, through individual rooms, to the backyard, looking for ways to improve the layout, the flow and overall presentation to get your property ready to be listed on the market.
    • Within a few days, we'll send you a Project Checklist with images to keep you on track.
    • From there, you can make the recommendations yourself, hire one of our consultants or INDUSTRY PARTNERS to take care of some or all of the recommendations.
    • This is not a home staging service where you feel pressured to rent expensive furniture or decorations; instead, this is an affordable option to organize, minimize, stage & declutter your property to make it visually appealing to potential buyers.
  • PHOTOGRAPHY: Once your to-do list in complete, we can photograph your property (see PRICING)

Why do I need a PreListing Project?

The goal is to reduce the amount of time your property is on the market and to get more value out of it!


  • Your photos should grab the attention of buyers right away with a clean, clutter-free, bright and open space
  • Staged homes are viewed as “well-maintained” and therefore have fewer concessions requested of the seller.
  • Buyers should be able to visualize their own furniture, photographs and decorations throughout your space.
  • Small investments in photography and design consulting (before you list) can be a huge benefit to you as well:
    • a more organized space to live and work in each day
    • less to pack when you close on your property
    • less to clean up / worry about each morning before you leave for work or school. If a seller requests to see your home and you have just a few minutes to clean up, wouldn't it be nice to have a head start?
    • donations of things you no longer need or want: helping others
    • potential to list your property for more than you expected!
    • In most states, the cost associated with staging can be written off as a tax deduction!

Remember: when you're listing your property on the market, it is no longer your "home". You want a buyer to see this as THEIR home. This is now your house/property/space. Trust us to give you guidance on how to remove dated or taste-specific furnishings so that buyers can see themselves in your property!

  • A comprehensive TO-DO checklist: organize, declutter, clean, style and update. 
  • A guide to prepare your property before you list.
  • With your real estate agent present, I will come to your home and evaluate kitchens, bedrooms, living room, closets, bathrooms, indoor entryway, front + backyard, storage areas and offices. 
  • Within 3 days, you'll receive an email with a comprehensive & easy to follow to-do list with suggestions on how to declutter, minimize, organize, stage, evaluate donations and what to pack up. The email will include images with notes.
  • If you'd like help with your PLP Project Checklist, we can help! Just let us know and we'll provide an estimate for our services.

Photography

Your images should be bright, inviting and give buyers a great first impression of your home.

Writing

While photography is important when listing your property, the right words are key to exposure on major listing sites and have the power to grab the attention of potential buyers.

We can assist you in writing your custom listing to avoid being repetitive, boring or confusing.


This is a great upgrade if you are listing your home without an agent or FSBO.
